Average Home Price:  $633,104 (2008)

Most common housing type:  Detached, 2 Storey, 3 beds

The elusive detached:  77.1% (not so elusive!)

Keeping up with the Joneses?  Runnymede Jr is ranked #186 out of 2742 Ontario elementary schools.  Parents’ average income is $138,500

Take this map with a grain of sodium chloride...many west enders believe BWV runs east to High Park Ave

My average neighbour is – 30-40’s, married, 2 young children (under 6), middle class, outdoorsy

What do you love about your neighborhood?  Everything!  Proximity to High Park is amazing and incredible amenities are within easy walking distance.  No matter what you need – fresh fruit, veggies, meat, fish, bakeries – it’s on your doorstep.  Transportation downtown is a breeze with the Bloor line and we are very close to the unique Roncesvalles, the eccentric Junction and the Lake.  It is also a very safe family area with good schools.

I recall... Durie Street in Fall...

What do you like least about your neighborhood?  All our friends are moving to the East!!

What do you wish you knew before you bought in the area?  No big surprises.  The area has met our expectations and then some.

Best places to dine?   BWV isn’t a plethora of amazing restaurants but Queen’s Pasta Café is really good.  If you travel over to the Junction you’ll find The Beet (natural, organic, fair trade amazingness!), Vesuvios (family friendly Italian) and Curry Twist (awesome reasonably priced Indian – most humble restaurant owners ever!)

Best places to caffeinate?  There is a Starbucks on Bloor West but Crema in the Junction is far and away the BEST! CREMA!!! Delicious coffee and they are uber conscious about not using throw away cups….everyone sits down and drinks in mugs.

Best places to get boozy?  Whelans, Sharkeys, The Local in Roncesvalles

Built by parents, children, and volunteers, Jamie Bell Adventure playground in High Park gets packed on weekend mornings with little people from all over the city

Best places to shop?  Cobbs Bread (get the Cape Seed Loaf), Butcher by Nature (awesome prepared food and organic local meats), Bloor Meat Market , Queen’s Pasta takeaway (amazing prepared Italian at a fraction of the price to eating in the restaurant), Second Nature Health Food Store (supplements and natural foods at very good prices), MerryGoRound and Mendocino (women’s clothes)

Best places to toss a frisbee?  High Park, Ravina Park, the Lake, our back yard

Extra credit for BWV sporty types:

Best places to ice skate?  Runny Park, Grenadier Pond in High Park

Best places to downward dog?  Moksha Yoga Bloor West and Breathe Yoga Studio – some of the best facilities and teachers in the city!!

This modern eco wonder on Ellis Avenue was featured on Discovery's "World's Greenest Homes"

Best street / worst street and why?

Best street:  Ellis Avenue – Huge amazing houses and back yards look over High Park with city skyline views

Worst street: Runnymede Road – Too busy, too much traffic, frequent TTC buses

Must drive or TTC friendly?  Totally TTC friendly (or we wouldn’t live here!)

The ultimate East vs. West showdown – “High Park Fails to Entice Leslieville Couple” in the Globe and Mail.  Something very fishy about this whole story but always interesting to read about the housing choices of “real people”
